• What are the deposit and rent payment requirements?

    The deposit amount is 10% of the full lease amount.  Payments are as follows: 10% is due at lease signing. 10% is due the May 1st before move-in. 40% is due August 1st.  40% is due December 1st. Payments must be made by bank check, from a single person. 

  • What about utilities?

    Students are responsible for all utilities, including water, electric, heating/gas, wifi, snow removal and garbage. The landlord will maintain the lawn and landscaping. The monthly amounts for water, electric and heating is dependent on usage. Internet is roughly $70 per month and garbage is $40 per month. 

  • What do we need to bring?

    Our homes come with a TV, furnishings, beds/mattresses and bedding. Kitchens have all major appliances as well as Keurigs and microwaves. Students should bring kitchen accessories like pots, pans, plates, glasses and utensils.

  • What about parking?

    Many of our homes have space for one or more cars. Reef Road provides free off-street parking year-round. 

  • Do you allow coed rooming?

    Yes. 

  • Do you provide housekeeping services?

    We recommend and can connect you with a cleaning service that you can contact directly to set up a cleaning schedule at students' own expense. 

  • AC Window Units, do you remove them for the winter?

    Our intention is that the window units will remain in the windows for the duration of the rental. Students can request that they be removed for winter and replaced in the spring by one of our handymen, at their own expense. 

  • What is the process for moving in and moving out?

    Move-in day is the day before school starts and move-out day is the day after graduation. We carefully document the condition of our homes at move-in and move-out. We provide a report of any repairs required due to damage incurred during the lease and will deduct the costs to do the repairs from the deposit.

    The deposit amount varies by home. Full rent payment plus deposit is due at lease signing. In addition to deposit and rent, we charge a $500 move-out cleaning fee. 

  • What about utilities?

    Summer renters are responsible for all utilities, including water, electric, heating/gas, wifi, and garbage. The landlord will maintain the lawn and landscaping.  The landlord will keep all utility accounts in their name and subtract the amount from the deposit at the end of the lease. The monthly amounts for water, electric and heating is dependent on usage. Internet is roughly $70 per month and garbage is $40 per month. 

  • What do we need to bring?

    Your suitcases! Our homes come with a TV, furniture, bedding/linens and towels. Kitchens have all major appliances as well as Keurigs and microwaves. Kitchens are also outfitted with pots, pans, plates, glasses and utensils. All of our homes have grills. 

  • What about parking?

    Many of our homes have space for one or more cars. Reef Road provides free off-street parking year-round.

    Yes. All of our homes have AC, either central or window units. 

  • What is the process for moving in?

    We will meet you at the home on the first day of the lease to provide keys and a walk-through of the home. At move-out, we will document any damages incurred during the lease and deduct the cost to do the repairs from the deposit. 

  • Do you allow pets?

    We do not. 

  • We have small children, do you provide highchairs and cribs?

    For safety reasons, we do not outfitt our homes with things like cribs and highchairs. We ask that you bring your own gear. 

  • What dates during the summer are available to rent?

    We  typically rent our homes by the season,  June 4th through August 23rd. Occasionally, we have shorter term availability, so let us know what you're looking for.
